Preventative Maintenance is addressing and taking care of problem areas before they occur. Common problems with asphalt pavement can include cracking, weathering, rutting, bleeding, and roughness. There are multiple ways of properly maintaining you driveway/ parking lot: Cracking Sealing, Removing any chemical spills immediately, and keeping it swept and free from any gravel that may get compressed into your asphalt.


How long does asphalt stay durable?

Properly maintained asphalt pavement can remain durable for 15-20 years. But it is commonly overlooked that the fact is there are many conditions that can affect and deteriorate your driveway/ parking lot. From day 1, asphalt can begin deteriorating. Temperature, sunlight, the changing of seasons, and chemical spills all affect and lessen the life expectancy. By regularly patching, crack sealing, and seal coating your driveway/ parking lot, you are continually extending its durability and life expectancy.

What is Sealer?

Sealer is a protective liquid coating used to protect and preserve asphalt pavement. Sealer prevents oxidation, rock pockets to provide smoother surface, protects against any salt or chemical damage and also various weather conditions, and overall extends the life and quality of asphalt pavement.


Why do you seal asphalt pavement?

Not only does it enhance the appearance of your driveway/ parking lot, it protects it as well. From the first day of being installed; UV rays from the sun affect the asphalt, eventually turning it from dark black to dull gray. The changing seasons and temperatures continually expand and contract the pavement which causes it to be less flexible and gradually begin to crack. Once the cracking process begins, it allows water and moisture to seep into the asphalt and can cause further damage into the main foundation.


How often should you seal your driveway/ parking lot?

It is suggested that after a freshly installed driveway/ parking lot to wait 4 to 6 months before sealing. This allows time for the asphalt to properly cure and harden. Keeping a well maintained driveway/ parking lot, you can seal every 3-5 years. High traffic driveway/ parking, we suggest every 1-2 years.


How long does it take to dry?

Drying periods vary depending on multiple factors:
Typically we suggest waiting 24-48 hours to allow proper setting. It will take longer to properly dry if it is a heavily shaded area, number of coats are applied, amount/ depth of cracks in asphalt.
